Tyndall Health & Social Care Learning Building
Sustainable £600,000 development for a Lancashire-based health care organisation, transforming an outdated site into a training and community learning hub in 12 weeks.
Sector: Health & Care
Location: Lancashire
Value: £600,000
Architect: DAY
Programme: 12 Weeks
Brief:
A progressive health and care organisation commissioned the construction of a dedicated training and development facility to support the next generation of social care and healthcare professionals.
Designed to deliver practical, hands-on learning in a real-world environment, the new facility would serve as a multifunctional space for professional development, classroom-based training, and community group activities. Our brief was to deliver a modern, welcoming, and fully accessible building that reflected the organisation’s long-term vision for staff development and community outreach.
Scope of Work
We began the project with a full site refurbishment and asbestos survey, undertaken by our trusted subcontractor network. Following a soft strip of existing structures, materials were responsibly recycled where possible. Key elements of the works included:
Demolition and Refurbishment: Removal of outdated infrastructure and the safe disposal of hazardous materials.
Construction of New Facilities: Creation of modern classrooms, hands-on training zones, and communal meeting areas using sustainable building methods.
Modern Infrastructure: Installation of cutting-edge training equipment and specialist mechanical and electrical systems to meet healthcare industry standards.
Accessibility Improvements: Introduction of automated doors and ramps to ensure inclusive access for all service users and staff.
Design Coordination:
We worked closely with the appointed architect, DAY, and structural engineers to develop a facility that met both current care-sector demands and future adaptability needs. Our sister companies, Deakin’s Electrical and Deakin’s Plumbing & Heating - provided a fully integrated M&E solution, tailored to the facility’s specific operational requirements.
Architectural Design: Ensured layouts were functional, futureproofed, and aligned with user feedback.
Structural Engineering: Delivered a robust framework that allowed flexibility in room configurations and mechanical access.
M&E Design: Incorporated energy-efficient heating, cooling, ventilation, and lighting systems optimised for continuous daily use.
Project Delivery:
As principal contractor, we managed the entire build process, overseeing every phase with precision and efficiency.
Efficient Management: The project’s fast-paced 12-week schedule required seamless coordination of multiple trades.
Health & Safety: Ongoing site audits by internal and external teams ensured strict adherence to all regulatory requirements.
Adaptability: We successfully navigated operational challenges, including accommodating ongoing training sessions, with no disruption to the client’s services or cost implications.
Management of Third Parties:
With the facility located in the heart of a busy site, logistics required detailed planning. Vehicle access was limited, so deliveries were scheduled in advance and transported manually to ensure continued safety and separation from live areas of the site.
Social Value:
We invited stakeholders to tour the facility during the construction phase. This engagement allowed feedback to be incorporated into final finishes, enhancing ownership and ensuring the facility met operational expectations from day one.
Handover:
Upon completion, we provided comprehensive health, safety, and operational manuals along with all relevant certifications. A full training session was delivered to ensure the team was confident in using the new systems.
Our open-book approach throughout the commercial process meant final account discussions were smooth, transparent, and agreed upon without delay.
Conclusion:
The project was delivered on time, on budget, and to an exceptional quality standard. With zero defects at handover, this state-of-the-art training facility now plays a vital role in upskilling care professionals and supporting community development across the region.
